These include advice on sale and purchase agreements for individual units, commercial and residential buildings, en-bloc sale of properties, joint ventures for building and property development, building and construction agreements, financing arrangements for the development of property and land acquisition by government bodies.
We also provide the full suite of services in leasing and tenancy matters. For Landlord clients, we work to develop master agreements for leases of large commercial complexes in the retail, commercial and industrial sectors. These master agreements extend to all aspects of the building and cover matters such as redevelopment, major asset enhancement works, relocations, purchase of bulk electricity as well as assignment of Landlord’s interests where a REIT is contemplated. For Tenant clients, we provide strategic advice as to their lease provisions, negotiate lease terms on their behalf with their Landlords and guide them through the process of leasing any property.
We appreciate the underlying dynamics of the landlord-tenant relationship, and advise on the delicate adjustments that may be necessary along the way, in aspects such as licences, assignments, novations, surrenders, consent terms, holding over and re-entry.
We are recognised for our expertise in resolving complicated problems on titles to land, mortgages and other issues relating to the law of property, and have advised and handled referrals from other legal firms and institutions on complex conveyancing and property-related matters. This is perhaps because our lawyers are active in the development of property law and practice, having been involved in various related committees such as the Conveyancing and Rulings Committee of the Law Society, the Tenants Compensation Board and the Strata Titles Board.
We are able to take on mandates to bring our clients’ existing contractual arrangements in line with developments in the law and business of real estate. Working closely with our dispute resolution practice group, we support our real estate clients through the life cycle of their transactions.
